Hello! This is Episode 376, and it’s the final instalment in our 4-part mini-series on how to make confident, clear decisions in your project, across the four key phases that every renovation or new build travels through: Pre-Design, Design, Pre-Build, and Build.
We’ve already explored how to lay the groundwork for clarity in the Pre-Design Phase (Episode 373), how to lead with intention in the Design Phase (Episode 374), and how to stay in control as momentum builds in the Pre-Build Phase (Episode 375).
Now, we arrive at the Build Phase: the part that many see as the most exciting. It’s where all your planning, decisions and hard work begin to physically take shape on site.
But while it might look like the finish line is in sight, this is often where overwhelm can hit hardest.
Construction moves fast.
Questions arise unexpectedly.
You may experience hiccups and hurdles.
And your ability to stay confident and clear can feel challenged, especially if communication drops off or decisions start being made without you.
In this episode, I’ll walk you through three essential ways to make confident, clear decisions during the Build Phase, and stay actively involved in a way that supports progress, protects your goals, and maintains your sanity.
These aren’t just practical tools… they’re mindset shifts that help you navigate this final stretch with greater clarity, confidence and calm, feeling more in control as you see your home dreams become reality.
And remember: whether you’re renovating or building a new home, the goal isn’t just to finish your build. It’s to finish feeling proud, informed, and empowered by everything you’ve achieved along the way.
In the past three episodes, we’ve explored how to build confidence and clarity in your project decisions through the Pre-Design, Design and Pre-Build Phases.
Each of these is a chance to gather information, make intentional choices, and set yourself up for what comes next, whilst understanding how to proactively and methodically move through the required steps and decisions.
And together so far, we’ve seen that confidence and clarity aren’t things you either have or don’t have.
These qualities that you desire in your project, these feelings you wish to have… they’re something that you build, step by step, as you move through each phase of your project with the right preparation, questions and support.
This is the last episode in this 4-part mini-series, all about how to make confident and clear decisions in the Build phase of your new build or renovation.
So, it’s great to bring you some tips about how to do that in this episode.
This is how I introduce the Build Module inside HOME Method:
“The Build Phase is a really exciting phase of your project journey, because this is where you get to see all the dreaming, planning and preparing come to fruition on site. This is where you get to see physical progress for your efforts, as the floors, walls and roof of your future home become a reality.
The steps here in the Build Module also cover some specific issues or problematic areas I see homeowners tackle as part of the Build Phase in their new home or renovation project.
‘Manage Your Build’ will also be your focus in the Build Module, as what’s included here will help you understand your construction process in a lot of detail.”
It’s definitely worth acknowledging that the Build Phase is often seen as the ‘exciting’ part of a project, where all the drawings and decisions finally become a real home.
However, it can also be where pressure, overwhelm and reactive decision-making hit their peak.
One of the biggest mistakes that many make in commencing their Build Phase is that they’ve delayed decision-making. I spoke about this in the last episode. For this Phase to go well, you’ll have already made the bulk of your decisions before this phase begins.
In a custom project, though, the work on site during the Build Phase can still demand a lot of involvement.
You may find you’re dealing with:
- Questions from your builder to clarify certain aspects of your project
- Site variations or substitutions when unknown situations arise or specific materials or products are no longer available
- Issues that arise due to weather, site constraints or unexpected hiccups
- And certain detailing and finishes that may not be on the documentation or fully resolved in your project
You might be thinking you can step back and let the builder take over, trusting that they’ll get in touch with you when they need your input, or as part of making most of the decisions on your project.
However this is where regret can really come home to roost, as construction moves ahead and decisions are made without you, or in contradiction to what you feel had been discussed or intended.
It’s super common, when projects don’t go well and proper communication channels and processes haven’t been established for the Build Phase, that you as a homeowner can feel disempowered or sidelined. Your builder isn’t responsive to messages, doesn’t report progress, and makes decisions you don’t agree with (but have little recourse over because your documentation is lacking).
Other risks in the Build Phase include:
- Being caught off guard by on-site changes because the builder is uncovering things because there wasn’t effective due diligence conducted prior to construction
- Making snap decisions under pressure because you’re asked for information last minute and only given short timeframes to make your choice
- Not knowing how to track progress or quality so you’re really not sure if what is being built is meeting industry requirements or that you’re getting what you’re paying for
- Fearing confrontation or not speaking up when something looks or feels wrong
By this point, especially if the rest of your project has felt like a battle, you can be emotionally, financially and mentally fatigued.
And it’s during this time that shortcuts, assumptions and miscommunication can creep in.
However, it doesn’t have to be like this.
Your Build Phase CAN be enjoyable.
It can be an experience that feels like a weekly show-and-tell, where you get to enjoy how it’s progressing on site, and feel you can have productive conversations with your team, where you’re given sufficient time to make informed decisions, and construction is delivered with quality and professionalism.
