What’s it like working with a builder during the design process, using the PAC Process?
Duayne Pearce from DPearce Constructions, shares more about how he gets involved during the design process, and what the PAC Process can achieve for the homeowner, the designer, and the builder.
Hello! This is Episode 204.
In this episode, I am speaking with a builder who only uses the PAC Process in his residential construction business. He no longer does tenders and quotes, and will only work with clients right from the initiation of their project, so he can be Paid As a Consultant and get involved during the design phase.
For him as the builder, the PAC Process is the best and only way to work with clients. Because he believes it improves the client experience, the project, and also the way he does business.
My guest in this episode will be someone you’re familiar with if you’re a long-time listener of the podcast. And even if you’ve only joined the UA Community recently, you may have heard me mention him once or twice.
And now, he and I now have another business together, called Live Life Build, where we’re working with builders to improve the way they do business, so we can elevate the professionalism of the residential construction industry overall.
This is the fourth episode I’m doing about the PAC Process. So, if you haven’t listened to the previous three episodes Episode 201 – Why the PAC Process, Episode 202 – What the PAC Process is, Episode 203 – Working with the designer, be sure to do that now, because this episode will make a lot more sense with that background information.
The PAC Process, is where you bring a builder on to be Paid As a Consultant during the pre-construction phase. They become a collaborative member of your design team, working alongside you and your chosen designer, to provide input on cost and buildability as your design develops and gets resolved.
Duayne shares his experience with the PAC Process, plus highlights specific things to be aware of when looking for a builder to work with you in this way.
It’ll be great for you to hear just how much Duayne gets involved, and what you can expect from the PAC Process with other builders – because it’s far more than simply paying for a quote.
Duayne Pearce is a builder with over 20 years experience. He’s the owner of DPearce Constructions, a Brisbane-based custom residential building company. They are award-winning builders specialising in architectural homes and quality renovations and extensions.
From concept to completion, Duayne and the team at DPearce Constructions have the expertise, experience and enthusiasm to undertake any project, whatever your style and whatever your needs. Duayne’s passion for perfection and love of architecture pushes him and his team to make sure their clients get the very best outcome on each project.
Duayne, together with his wife Camille, is also Co-Founder of Quotespec: an app and website to help Builders and Trades improve the way they prepare proposals for projects, and improve the professionalism of their businesses.
And, as I mentioned, Duayne is my business partner and Co-Founder in our business, Live Life Build, which we started in 2019. We help builders build smarter, live better and enjoy life. We do this via our website, online courses and group coaching.
Duayne and I created Live Life Build because we’re on a mission to elevate the professionalism of builders and improve this residential construction industry we both love: ultimately so everyone can enjoy building and renovating their homes – builders, designers AND homeowners.
I hope you find this conversation really helpful in clarifying what the PAC Process involves, and also that it answers some questions or concerns you may have about it too.
In this episode, Duayne and I discuss:
- DPearce Constructions and the type of work they do
- How many designers Duayne works with using the PAC Process
- Why the PAC Process is the only way he takes on projects
- What happens as part of the initial query (when a client first gets in touch)
- The most common questions and concerns from clients about the PAC Process
- How Duayne views his role as the builder in the design process, and what he ensures he stays focussed on
- The greatest source of confusion in this process
- Plus his big tips to get it right when using the PAC Process
You’ll hear Duayne describe how the PAC Process is also such a great way to have your design and building team collaborating with each other, to ensure you’re streamlining the project, making savings along the way as you go, and creating a package of documentation that’s accurate, fully coordinated and will facilitate a low-stress project.
