Hello! This is Episode 400 – can you believe it? How exciting! And so I want to take the opportunity to celebrate a little, and share something a little different in this episode.
That’s over four hundred conversations. Me talking directly to you. Me talking with homeowners at every stage of every kind of project. Talking with architects and designers and builders and specialist consultants and industry professionals of every description.
So today I’m not here to teach you a framework or walk you through a process or have a conversation highlighting a specific subject matter. I want to do something a bit different, which is share what I believe I’ve seen over those 400+ conversations, in the hope you find it super helpful, especially if you’re just starting out on your project journey.
My experience as the architect behind Undercover Architect uniquely places me with a front row seat to far more projects and homeowners than being an architect working 1:1 with clients ever did.

And so, I’d love you to consider this Episode the conversation I wish someone had with every homeowner before they started their journey of building or renovating.
If you’ve been here for a while, you’ll know that Undercover Architect has never been built on fear. I’ve never wanted to lead with the horror stories, the budget blowouts, the relationships that broke down, the homeowners left holding contracts they didn’t understand while their project fell apart around them.
But I do know exactly how bad it can get. In almost twelve years of Undercover Architect, I’ve been closer to project disasters than I ever was as an architect working one on one with clients.
I regularly receive emails and messages from homeowners who are out of pocket, dealing with a terrible design or build experience, or the outcome of a project-gone-wrong. And they’re often not just a little out of pocket. Sometimes $40,000. $80,000. $200,000 or more.
However, time and time again, it’s clear to me that they didn’t have what they needed before they started. They’re usually emailing me to say “I just came across Undercover Architect, and I wish I found you months ago, because I wouldn’t be in this position now”.
But here’s what I’ve seen just as consistently as the horror stories: homeowners who came to this process informed and prepared, who ended up on the other side saying it was one of the greatest things they’ve ever done.
The difference between those two experiences… the one that ends in shame and the one that ends in pride… is almost never luck.
It’s knowledge, education and preparation. And understanding your own role in this process clearly enough to show up and play it well.
In this Episode, I want to share the patterns I’ve seen across hundreds of conversations. The things homeowners consistently don’t know before they start. Not about materials or site or climate. Instead, about the process. And about your own role within it.

- Why most homeowners arrive at their project trying to solve the wrong problem.
- The budget conversation everyone avoids, and what it costs you when it’s skipped.
- Why cost overruns are almost never random.
- The most important relationship in your project (it’s not with your architect or builder).

- Why decisions made under pressure are the ones most regretted.
- Why the gap between the project you can afford and the project you want isn’t a problem… it’s the work.
And underneath it all, the same fear that almost every homeowner shares: “I don’t know what I don’t know.”
That fear is not irrational. It is a completely understandable response to an industry that doesn’t explain itself to the people it’s serving.
The homeowners who navigate this well share one thing: At some point, early enough to matter, they decided to learn before they acted.
